How this is built

Zillow typical home value (ZHVI, 33rd–67th percentile, smoothed and seasonally adjusted) against Zillow typical asking rent (ZORI, smoothed and seasonally adjusted). Same publisher, same month: 31 August 2026. Gross yield is annual rent divided by typical value.

The spread is 4.05 points and the sort order runs against reputation.

Des Moines is the state's largest market, its capital, and the first place an out-of-state investor looks. It ranks eleventh of fifteen. Iowa City at 5.54% and Ames at 4.81% are university towns and they price like it, strong rent, stronger values. Dubuque at 4.58% and Spirit Lake at 4.20% round out the bottom, and Spirit Lake is also the most expensive metro in the state at $386,064.

The yield sits in two places: the Mississippi river towns (Burlington, Fort Madison, Davenport, Clinton) and Sioux City on the Missouri. Burlington at $146,371 against $1,006 of rent is the arithmetic the rest of the state cannot match.

★ The honest counterweights

Three, and they matter more in small markets than the yield does.

Depth. Burlington and Fort Madison are small. A property bought cheaply there also sells slowly, and a vacancy is a larger share of the year's rent than the same vacancy in Des Moines.

The yield is gross. Iowa property tax lands on a rental without the homestead credit and, since 2022, without the multiresidential class for 3-plus unit parcels. Those are real deductions from this table and they are not in it. The tax line.
