★★ In Iowa, the rental is the fast exit

Iowa forecloses through a court. Iowa Code §654.1 is blunt about it: except under §654.18, a mortgage "shall not be foreclosed in any other manner than by action in court by equitable proceedings."

What matters for an investor is what happens after judgment. Under the foreclosure-without-redemption election, a borrower may demand a delay of sale, and the length of that delay turns on occupancy:

So a tenant-occupied Iowa rental sits on the shortest statutory clock in the state, and it gets there because it is not a residence. Most people assume investor property is treated worse. In Iowa the statute runs the other way. The sections, quoted.

★★ And nobody redeems afterwards

§654.23, in full on the point: "The mortgagor has no right to redeem after sale. Junior lienholders have no right to redeem after sale."

The statutory notice §654.20 requires says the same thing in capitals, to the borrower, before any of it happens. For a lender pricing risk that is the cleanest sentence in the chapter. Including the bidding quirk that comes with it.

★★ The markets everyone knows are the worst yields

A 4.05-point spread, and the capital plus the two university towns all sit in the bottom five. An out-of-state buyer almost always starts in Des Moines; the yield is on the Mississippi and the Missouri. All 15 markets.

★ What an Iowa investor does not get

Two things, both dated.

The homestead credit. Iowa Code ch. 425 defines the homestead as the dwelling the owner "in good faith, is occupying as a home on July 1" and "occupies as a home for at least six months." It is worth the actual levy on the first $4,850 of actual value. A rental qualifies for none of it.

The multiresidential class. §441.21(13) gave parcels with "three or more separate dwelling units", plus mobile home parks, manufactured home communities, land-leased communities and assisted living facilities, their own class. It applied only to valuations established "on or after January 1, 2016, but before January 1, 2022." What that means now.

What a DSCR loan does

It qualifies the property. The rent the property produces supports the debt, so your personal tax returns are not the qualifying document, and title can sit in an entity, which is ordinary for investment property and another reason the homestead credit is beside the point.

Is Iowa a judicial or non-judicial foreclosure state?

Judicial by default. Iowa Code section 654.1 provides that except as provided in section 654.18, a deed of trust or mortgage of real estate shall not be foreclosed in any other manner than by action in court by equitable proceedings. Section 654.18 allows an alternative nonjudicial voluntary procedure, but only on the mutual written agreement of mortgagor and mortgagee. Verified 2026-10-07.

How long is the delay before an Iowa foreclosure sale on a rental?

Two months from entry of judgment. Under Iowa Code section 654.21, where a mortgagor files a demand for delay of sale, the sale is held promptly after two months if the property is not the mortgagor's residence, against six months if it is their residence and a one- or two-family dwelling, or three months in that case if the petition includes a waiver of deficiency judgment. Is there a right of redemption after an Iowa foreclosure sale?

Not under the foreclosure-without-redemption election. Iowa Code section 654.23 states that the mortgagor has no right to redeem after sale and that junior lienholders have no right to redeem after sale. Verified 2026-10-07.

Which Iowa market has the best rental yield?

Burlington, at a gross yield of 8.25% on a typical home value of $146,371 and typical asking rent of $1,006 for the month ending 31 August 2026, followed by Sioux City at 6.99% and Fort Madison at 6.55%. Des Moines ranked eleventh of fifteen at 5.29%. Gross yield is a market indicator, not a property-level underwrite.

Can an Iowa rental property claim the homestead credit?

No. Iowa Code chapter 425 defines the homestead as the dwelling house which the owner, in good faith, is occupying as a home on July 1 of the claim year and occupies as a home for at least six months during the calendar year. A rental held for tenants does not meet either condition. The credit is worth the actual levy on the first $4,850 of actual value.
