- The county assessor's current assessed value, classification and tax figure. On a 3-plus unit parcel the classification matters as much as the figure. Why.
- An insurance quote, or let us point you at one.
With those four we can give you a real debt-service-coverage answer instead of a range. What goes into the ratio.

We will tell you if the market you have picked is the wrong trade for what you are trying to do.
Burlington has the best gross yield in Iowa at 8.25% and the thinnest resale market. Des Moines has the deepest market and ranks 11th of 15 on yield at 5.29%. Davenport and Cedar Rapids sit in between at 6.16% and 6.11%.
If you are buying one door from out of state and plan to refinance in three years, the highest number on the table is probably not your answer, because a cash-out refinance needs appraisal comparables, and the thin market that gave you the yield will not have them. That tension.
We would rather tell you that up front than write a loan that gets stuck later.

Your county assessor handles classification and assessment. Your tax professional handles what that means on your return. Your attorney handles entity structure. We handle the loan, and we will tell you plainly when a question belongs to one of them.
